Dainfern
Valley
Ideally
situated next to Dainfern Golf Estate is the Dainfern Estate
development. It will be an upmarket security estate that offers
a special living environment north of Fourways. The development
provides a high level of security to facilitate the safety
and security of the residents, an upmarket living environment,
unique urban forest to facilitate active and passive recreation,
access to the Jukskei River and proximity to the office, shopping
and casino complexes of Fourways.
Interest
around the site arose in 1999 when it became evident that
the site had development potential not only in the light of
current planning trends, proposals and initiatives, but also
with respect to the site characteristics. Planning and conceptualisation
commenced to refine ideas and to explore opportunities. The
result thereof is detailed site development plans, two township
establishment applications and estate development in progress.
The
site is located within the area of jurisdiction of the Northern
Metropolitan Local Council and is specifically situated within
the area defined by the Council as Zone 5. It is the most
northern part of their area and is characterised by rapid
residential and commercial development indicating dynamism
and vibrancy.
In
terms of access and roads the site is positioned between the
N1 highway in the south and the R28 in the north, almost bordering
the proposed PWV5 and K56 routes. Hence, the site is situated
directly north of the Fourways crossing just off and to the
west of William Nicol Drive. More precisely it is situated
between William Nicol Drive and Dainfern Golf Estate. Access
to the site is obtained from Broadacres Drive which likewise
provides access to Dainfern Golf Estate, Dainfern Ridge and
Dainfern College.
The
site straddles the Jukskei River which provides development
opportunity from an environmental, aesthetic and visual point
of view. There is very limited development to the north of
the site and most of the land comprises farm portions, which
are undeveloped.
The
area to the east, i.e. east of William Nicol Drive falls within
the area of jurisdiction of the Midrand Metropolitan Local
Council, which is part of the Kyalami Metropolitan Council.
The area is largely undeveloped except for the Helderfontein
Estate, which consists of a hotel and conference facilities.
The Midrand Council does not favour development in this area
and so future development will be limited.
